What new rights do tenants have in Saudi Arabia?

The Real Estate General Authority in Saudi Arabia has shared new rules about renting houses and shops in Riyadh. They said all rent contracts must be registered on the “Ejar” platform.

According to reports, these rules will start on 25 September 2025. The authority also said that yearly rent increases can only happen if the Economic and Development Council approves it. Later, these rules can also be applied to other cities if needed.

Tenants now have the right to register their rent contract on the “Ejar Network.” The other party (like the landlord) can object to any contract terms within 60 days. After this time, the contract will be accepted and cannot be challenged.

The new rules also say that registered contracts will automatically renew for the next year. If either side does not want to continue, they must inform the other party 60 days before the contract ends.

Some cases are different, like “short-term contracts” that have 90 days or less left. In Riyadh, landlords cannot just cancel the contract and force tenants to leave without valid reasons.

The authority has set three conditions when a landlord can ask a tenant to leave. These include:
– If rent is not paid
– If the property is damaged in a way that puts others at risk
In such cases, the official committee’s report must be followed.

These new rules are made to protect both tenants and landlords and make renting more fair across Saudi Arabia.
